This new state of the art facility, designed to BREEAM 'Very Good' standards, incorporated a new 2 storey head office facility with 58,000sq ft of retail space including structural steel frame, insitu concrete floor slabs, precast concrete stairs, curtain walling and glazing, roofing and cladding and all internal finishes and fittings including feature lighting, public coffee dock area, staff canteen and staff conference area with tiered seating.

Mannings

Mannings was appointed Main Contractor and Project Supervisor Construction Stage (PSCS) on this new head office and flagship retail unit in Ballymun, Dublin 9.

The project, situated on an urban site adjacent to an existing operational superstore with substantial daily footfall and associated traffic, achieved a BREEAM ‘Very Good’ rating and was registered with the Considerate Constructors scheme, achieving a ‘Performance Beyond Compliance’ certificate for exceeding expectations across a range of categories including stringent site management and environmental criteria. The Mannings team managed the implementation of BREAAM and ensured all subcontractors and suppliers adhered to the BREEAM requirements and fully participated in the Considerate Constructor scheme.

The project provided a new state of the art facility including 2 storey head office, 58,000sq ft of retail space including structural steel frame, insitu concrete floor slabs, precast concrete stairs, curtain walling and glazing, roofing and cladding and all internal finishes and fittings including feature lighting, public coffee dock area, staff canteen and staff conference area with tiered seating. In addition an indoor deca studio and exhibition spaces were provided together with covered astro-turf pitch, basketball court, outdoor gym, bicycle track, climbing cube, TTE multi-drain grass parking and associated roads, paths and pavings.

Demolitions and site clearance, waste disposal, transportation of materials on and off-site and all construction works were managed in accordance with the sustainable principles defined by BREEAM.
The project management team minimised waste off-site by incorporating segregation and recycling of materials for example: recycling of lighting tubes, concrete, timber, paper, cardboard, plastic etc. Tarmac plainings were recycled by Roadstone. There was a conscious effort to minimise energy usage and reduce water consumption throughout the duration of the programme and several measures were taken to minimise disruption to the occupants of the existing adjacent buildings including controlling dust and noise pollution.
